I have just purchased a house and I could not be more pleased. Michael has first hand knowledge about renovations which was incredibly useful when estimating what we could afford to fix and what may have been a problem. He saved me from making a couple of unwise purchases by inquiring about things I would not have even thought about.
If I had to describe him in three words they would be trustworthy, knowledgeable, and hardworking. He didn’t sell us a house he found us a home.- Jane Spence read more
Michael helped my wife and I buy a home this fall, and from start to finish (and beyond), he was a real pleasure to work with. We moved back to Toronto from San Francisco, and even before we arrived, Michael got to know us by phone and email and started sending us suitable listings.
Once we arrived, he drove us to many properties, encouraging us to get our feet wet. There was never any pressure tactics or dire warnings. As first-time buyers, we had a million questions and concerns, so it was helpful that Michael also comes armed with a lot of knowledge about home renovations, inspections and all of the potential problems to look for.
Throughout the process, he really got to know us and made great recommendations on what he thought would suit us best. He also connected us with a great mortgage broker as well as a property lawyer, who both gave us excellent service. And when we finally closed the deal, Michael helped negotiate our offer below listing price, while keeping expectations in check.
I wouldn't hesitate to recommend Michael to other people looking to buy a house -- he's friendly, cheerful, patient and hard-working.- Luke A. read more
Michael Wacholtz was our real estate agent on two purchases and one sale and there are really no adequate words to describe Michael's professionalism, enthusiasm and dedication.
He worked tirelessly to help us find a house when we first moved to Toronto and secured one for us when we were in competition with another buyer. He was assertive and firm and his sharpness prevented us from losing the house.
When it came time to sell this house and move to something a little bigger, he was instrumental in getting the house ready for sale, even helping us move furniture, prepare for the open house and make small repairs. His amazing skills and vision helped us realize a huge profit on our house and it sold for well above asking.
When we purchased our new house, he spent months driving around with us looking at homes. He was always positive and never grew weary of our persnickety demands. He was always there when we needed him to show us a house we wanted to see and he worked hard at getting our house - drawing up several offers (we couldn't be there for the offer night) and calling with the good news.
Michael is a skilled professional. He's personable and smart and knows the market and his clients. We would never consider buying a house without Michael by our side.- Pamela Oakley and Mark Ingram read more
Michael Wacholtz helped my wife, Leah, and I buy an AMAZING semi-detached home in Seaton Village. What impressed us most about Michael from the first time we met him, to this day, is his professionalism, his ability to connect with his clients and his technical knowledge, which I felt really differentiated Michael from other Agents.
Michael understood what we wanted. Simply said, Michael “got it”. He had a great sense of what we were looking for which ended up saving a significant amount of time as he filtered out numerous homes that wouldn’t have fit our criteria. In addition, we fully trusted Michael to check out potential homes without us first and identify the ones that should be considered.
Michael knows the Downtown core. We were looking at homes across a significant portion of the downtown core. Within our chosen area, Michael was able to help us understand the qualities of each neighbourhood, the viability of street parking (a high value downtown), the schools attached to each house as well the background behind certain streets that garnered higher prices.
Michael helped us identify and differentiate great homes from simply “great looking” homes When viewing older downtown homes which were somewhat or fully renovated, it was hard from a layman’s point-of-view to differentiate nice looking homes from well-built ones. Michael’s technical knowledge in this area was priceless, spotting problem areas of the home, homes that were cheaply renovated as well as ones with “great bones” that we could work with.
Michael does his homework. While one would expect that all Agents do their homework, after dealing with Agents on the other side of the table, it’s clear that not all do. Michael was great in analyzing the comparable houses in the neighbourhood as well as understanding the statistics regarding average sale prices related to listing prices. This was really helpful when trying to understand the value of each home.
The net result is that we were very happy with the service Michael provided to us and we highly recommend Michael to anyone looking for a quality, professional real estate agent who knows his stuff!- Leah and Jeff Hersh read more
